If I were to build a new dealership, why would I build one of these?" The answer is typically pretty simple the cost of land in certain areas is pretty high. By purchasing less land and literally going UP with the parking structure (not having grade level parking), makes sense just by the amount you're saving on the actual cost of the dirt. In most cases, when elevated parking structures are constructed, it is due to the high cost of the land and the small size of the parcels. Other issues that come up are in densely populated areas, where a car dealership is going to be located, there may only be parcels that are 3 to 5 acres in size. Therefore you can't get enough grade level parking to meet the manufacturers requirements, so you HAVE to go up with the parking structure. Typically, the manufacturer requires a certain number of cars per customer, in-service vehicles that are kept over night, employee vehicles, new inventory, used inventory, lease returns, etc. When that's all added up, if it can't fit on grade, the only option you have is to go up with an elevated parking structure to meet the manufacturer guidelines.
